Moving to Nevada

In recent years, Nevada has experienced a consistent influx of new residents, with approximately 35 movers arriving daily between 2022 and 2023. Drawn to the Silver State’s cheaper housing costs and rent, as well as lower tax rates statewide, former California residents are driving the charge, comprising up to 43% of all new residents in Nevada between 2020 and 2024. This increase in residents has led to a corresponding rise in demand for single-family homes for rent, and the build-to-rent market is responding accordingly, with over 1,000 build-to-rent units in the pipeline.

Las Vegas: More than the bright lights of the Strip

As Nevada’s largest city, Las Vegas is best known for its iconic casinos and vibrant nightlife, but there's much more to this dynamic city than the bright lights of the Strip. With its diverse neighborhoods, expanding job market, and wide range of amenities, Las Vegas offers a balanced lifestyle that appeals to a variety of people.

For individuals seeking to launch or advance their careers, Las Vegas’s diverse local economy provides a range of job opportunities across various industries, including entertainment, gaming, healthcare, and information technology. The Mirage, MGM Resorts, Link Technologies, and Research Solutions are just a few corporations headquartered in Las Vegas.

Meanwhile, retirees seeking to enjoy their next chapter will also find much to appreciate beyond the excitement of the Strip, including numerous social communities with resort-style amenities, numerous golf courses, and stunning desert scenery.

Indeed, Las Vegas is a haven for outdoor enthusiasts, no matter what phase of life you’re in. Just a short drive from the city, the Red Rock Canyon National Conservation Area offers stunning sandstone cliffs, scenic drives, and miles of hiking, biking, and rock climbing. For water lovers, Lake Mead National Recreation Area is perfect for boating, kayaking, fishing, and swimming. Skiers and snowboarders will find that Mount Charleston offers a refreshing escape, complete with alpine trails, camping, and even snow in the winter.

Avid sports fans will also find their element in Las Vegas, as the city is home to several professional sporting teams, including the Las Vegas Raiders (NFL), the Vegas Golden Knights (NHL), and the Las Vegas Aviators (Triple-A baseball). Additionally, the Las Vegas Lights FC brings professional soccer to town as part of the USL Championship League.

For those looking to settle down, Las Vegas offers numerous welcoming communities and kid-friendly activities, from interactive museums like the Discovery Children’s Museum to the Adventuredome at Circus Circus, featuring rides, games, and roller coasters. The area is home to a growing number of magnet schools and educational resources like libraries, tutoring centers, and museums. With safe neighborhoods and numerous options for both play and education, Las Vegas offers a balanced lifestyle for all.

When it comes to food and entertainment, Las Vegas has so much more to offer than just the Strip. Local neighborhoods, such as Summerlin, Henderson, and the Arts District, are buzzing with hidden gems and go-to favorites. Whether it’s the farm-fresh dishes at Honey Salt, the legendary Thai flavors at Lotus of Siam, or the house-made pastas at Esther’s Kitchen, the local dining scene is packed with personality.  Entertainment is just as diverse, from live sets at The Sand Dollar Lounge and indie screenings at The Beverly Theater, to community favorites like First Friday and Downtown Summerlin’s outdoor movie nights. For nightlife, locals tend to favor low-key spots like the artsy Velveteen Rabbit or the sleek, scenic SkyBar, offering great vibes without the Strip’s hustle.

Living in Las Vegas means having world-class entertainment and fine dining, as well as incredible local hangouts, right at your doorstep. With all that it has to offer, and a cost of living that's 1% below the national average, it’s no wonder that both the city and the state’s population are projected to steadily increase over the next 20 years.
