As far back as we can remember, spring has been peak leasing season. And it’s not exactly surprising.
Warmer weather and longer days make touring and moving easier. Families take advantage of long school breaks to relocate. College students want to line up housing before the academic year starts up again. And tax refunds help too, giving renters an injection of funds to make moves.
This month, as thousands of people across the country embark on a new leasing journey, we’re spotlighting tech innovations we’re advancing to simplify this process for them.
At AMH, we wake up every day, drink our coffee, and ask ourselves one question: “How can we make life way easier for renters?”
Years ago, we put our answer into action with Resident 360 — an internal initiative to strengthen our operational capabilities and boost our customer experience.
The latest outcome?

💡 Walking a mile in renters’ shoes
Before professional property managers like AMH used tech to uplevel single-family rentals, people dealt with:
🧩 Platform overload. Searching 5 websites, uploading the same documents 47 times, and forgetting which place had the walk-in closet.
📍 Limited information. Researching a neighborhood meant driving around, getting lost, and determining livability based on the number of lawn gnomes.
🙄 Inefficient experiences. Touring a rental home used to involve playing phone tag with a leasing agent, scheduling around both your calendars, and awkwardly pretending to love a place while someone followed you around saying “... and this is the kitchen.”
We came up with solutions to all that.
For example —
When we started as a company, we said, “What if you didn’t have to meet an agent to tour a home?” And boom: Let Yourself In® was born. It was self-guided, contactless, and ahead of its time, like wearing Crocs™ unironically in 2007.
Now, contactless tours are everywhere, and people tell us they love them.

✨ The tech glow-up
Since then, through Resident 360, we’ve been busy launching more features and platforms that make life even simpler for our residents. Like:
📱 The “myAMH” resident portal. Your one-stop-shop for managing your home, scheduling services, accessing self-service resources, and looking extremely productive while doing it.
💬 Nationwide SMS capabilities. Now residents can text their Resident Manager instead of writing long, poetic emails back and forth.
📷 QR code yard signs. Because nothing says "modern leasing" like pointing your phone at a sticker and, voilà, instant home tour.
🏡 Website upgrades. Gorgeous full-screen photos, better maps, 3D virtual tours, and search tools so smooth, even your technophobic relatives can use them. (Hi, Uncle Gary.)
Today, we’re reshaping the single-family rental landscape yet again by leveraging AI to streamline how people rent in 2025.
🚀 Meet Amy, your new BFF (Bot-Fueled Facilitator)
Yep. We got ourselves a robot.
Her name is Amy, and she’s our friendly AI-powered assistant who helps future residents search, tour, and — soon — apply for homes.
She’s nationwide, 24/7, and surprisingly chill for someone who never sleeps.
Like a genie, Amy appears when you:
❣ Favorite a listing on myAMH
She sends you a link to book a tour faster than you can say “Where is the primary bedroom?” Once a tour is booked, she sends access instructions so you can let yourself in. Or, if no tours are available, she suggests similar homes nearby.
📞 Call us
Amy picks up first and helps out with common questions. If it’s above her robot paygrade, she passes things off to a human expert. And because she’s very polite, after the call, she follows up via text and email to offer continued support, instead of ghosting you like your last Hinge date.
🧭 Request a tour on Zillow®, Redfin®, or other third-party platform
Amy slides into your texts like, “Hey, wanna see that house IRL?” (Or whatever phrasing Legal approved after three rounds of edits.)
🥁 In the future: we envision Amy 2.0 will support residents through the full rental journey — helping with applying, move-in logistics, managing your home, and eventually doing much more of everything short of unpacking boxes.
🤖 The next frontier
At AMH, we’re on a mission to make renting a home as easy, personalized, and stress-free as online shopping, minus the regrets from buying a neon beanbag at 2 a.m.
